The Long Beach properties can be in escrow and still be contingent on local licensing; this is because the local licensing timeline is advanced and should be resolved within the next 6-weeks. The Los Angeles property sale is not contingent, but there could be some wiggle room there.

1) 8,500 square foot industrial building in Long Beach with enough existing power to do entire building as cultivation (400 amp 277/480). Property has been vetted by the City of Long Beach and currently has a Non-Priority Dispensary application associated with it.

2) 48,000 square foot building in Long Beach. We are currently in escrow that seller has (5) 2 month extensions in order to secure a 1031 exchange appropriate for his use. The building is perfect for a tight 22,000 canopy or two 10,000 for canopy's. A power upgrade is necessary but Edison says that can be accomplished in 60 days. Taking into consideration a standard escrow of 60 days and development of fully engineered plans and building department lead time for permitting, at least six months of the 10 months will be exhausted, thus opportunity only represents a four month delay due to this unusual escrow.

3) Approximately a 24,000 square foot building in City of Los Angeles; fully compliant for cultivation according to most recent L.A. license regulations released in 2017. $1.2 million in improvements (cultivation build-out) completed over the past 6 months. Build-out is fully up to code, have all building permits; final inspections by building and fire have already been completed. Power is currently 2,000 amps triple-phase but the panel is set for another 800 amps once you "show" the need for the extra 800 amps which can be easily done after you are locally licensed. Power company has said that once you get a local license, it is just a flip of a switch to get the other 800 amps. No upgrade necessary. This cultivation operation is ready to GO right NOW and can generate massive revenue leading up to local licensing. Priced at $7.2 million. This is a turn-key purchase for immediate cultivation: 240 lights with room to expand if/when more power comes in.

4) Approximately 15,000 square foot building on approximately one acre of land in Adelanto. Building has a pending local license contingent on constructing the proposed industrial building.
