Local Real Estate Company seeking to fill a full:time, position to manage and oversee a portfolio of multi:family properties in the San Gabriel Valley.
Qualifications : successful candidates for the position will possess the following qualifications:
1. Must possess a 4:year degree in finance or real estate.
2. 2:3 years managing large apartment buildings
3. Must live between Pasadena and Glendora : San Gabriel Valley
4. Must possess strong writing skills, good listening skills, and excellent interpersonal skills.
5. Must be highly organized and able to make quick but reasonable decisions.
6. Professional demeanor in handling resident relations and vendor oversight.
7. Give and receive instructions in a professional manner.
8. Ability to exercise discretion and confidentiality in relation to managing properties.
9. Demonstrate integrity, respect and responsibility in dealing with residents, vendors, and co:workers.
10. Proficiency in Microsoft Outlook, Word, and Excel.
11. Must have a valid California Drivers License
12. Must be able to use own vehicle in the course of work.
13. Must be able to work weekends as needed and 24/7 emergency calls when necessary.
Job Description: Responsible for oversight and direction of the day:to:day operations related to residential properties to include; rent collections, tenant relations, leasing/marketing, financial reporting, and the regulatory agencies compliance.
Responsibilities would include and not be limited to the following:

All services necessary to maintain clean, orderly, and safe complexes for the benefit of the tenants, the community, and the Ownership, while utilizing professional courtesy and proper attire at all times
Tenant relations : tenant assistance, rules enforcement (via phone, text, letter, e:mail, etc.) problem solving, lease administration, notices, rent reminders, etc.
Maintain complete tenant files and ledgers, and perform all administrative duties as they relate to move:ins, move:outs, and turnover
Oversee the screening of all applicants and rent all available apartments to those who qualify while obeying all state/local/Fair Housing laws
Oversee the collection of all rents due within a timely manner, to include service of 3:Day Notices when necessary (no cash is to be accepted)
Administrate and perform all necessary bookkeeping for the financial operation of the residential properties, to include preparation of rent rolls, tenant ledgers, income registers, invoices, deposits, receipting, etc. and thorough use of the Yardi Property Management Software

Administrate/coordinate all turnover repairs, maintenance, painting, cleaning, etc. (Use Turnover worksheet for each turnover in order to memorialize work order).
Perform a semi:annual rent survey of the surrounding market area for Senior Property Managers review.
Personally visit and walk all residential properties at least once a week.
Keep trash collection areas and laundry rooms neat and orderly by procuring a twice weekly cleaning
Establish Policy/Manual for on:site Resident Managers
Any other reasonable task that may be necessary from time:to:time for the successful operation of each property under management
