Local Real Estate Company seeking to fill a full:time, position as an On:Site Residential Manager.
Knowledge, Skills and Experience:
1. High School diploma or GED equivalent required.
2. 2:3 years managing large apartment buildings
3. Must live between Pasadena and Glendora : San Gabriel Valley
4. Must possess strong writing skills, good listening skills, and excellent interpersonal skills.
5. Must be highly organized and able to make quick but reasonable decisions.
6. Professional demeanor in handling resident and vendor relations.
7. Give and receive instructions in a professional manner.
8. Ability to exercise discretion and confidentiality in relation to managing property.
9. Demonstrate integrity, respect and responsibility in dealing with residents, vendors, and co:workers.
10. Proficiency in Microsoft Outlook, Word, and Excel.
11. Must have a valid California Drivers License
12. Must be able to use own vehicle in the course of work.
13. Must be able to work weekends if needed and 24/7 emergency calls when necessary.
Job Description: Responsible for assisting the Residential Supervisor with the day:to:day operations related to residential properties to include; rent collections, tenant relations, leasing/marketing, financial reporting, and the regulatory agencies compliance.
Responsibilities would include and not be limited to the following:
Assist Residential Supervisor with all services necessary to maintain a clean, orderly, safe complex for the benefit of the tenants, the community, and the Ownership, while utilizing professional courtesy and proper dress at all times
Assist with the administration of all necessary bookkeeping for the financial operation of the property, to include preparation of rent rolls, tenant ledgers, income registers, invoices, deposits, receipting, etc.
Screen all applicants and rent all available apartments to those who qualify while obeying all state/local/Fair Housing laws
Maintain complete tenant files and perform all administrative duties as they relate to move:ins, move outs, and turnover
summaries/reconciliations.
Collection of all rents due within a timely manner, to include service of 3:Day Notices when necessary (no cash is to be accepted in the on:site office)

Administrate/coordinate all turnover repairs, maintenance, painting, cleaning, etc.
Enforce rental agreement rules, pool policies, and house rules using appropriate memos and notices
Conduct Quarterly rental surveys and maintain up:to:date marketing materials.
